 A Quick Summary of Our Initial Services:

  • Meet with owner to determine direction and desires for each investment.
  • Tour home to gain an overview of condition and decor.
  • Suggest income producing property changes, upgrades and improvement to maximize rental income and enhance your property. Coordinate and supervise improvements.
  • Conduct a comparative market analysis of your home to calculate and ensure highest rental income.
  • Recommend pricing and marketing strategy for your home.
  • List and market your property through MLS, signs, and our own website.
  • Qualify prospective tenant, buyer or seller using thorough application process that includes an interstate credit and reference report, income and employment verification, rental history, and criminal background check.
  • Prepare and execute a lease or sales agreement, and all  additional documentation needed for selected tenant, buyer or seller. An attorney is on our board of directors. He reviews all legal documents.
  • Collect rent, pay mortgages, and taxes. Residual funds are disbursed per your instructions. Provide monthly cash flow and owner's reports, and a year-end 1099.
  • Perform periodic as well as annual inspections prior to extending a renewal to an existing tenant.
  • We have a maintenance division and superb vendors that offer competitive prices, save you time and money, as well as ensure the repairs are done in a professional manner. We are on call 24-hours a day, 7 days a week to ensure your tenants are taken care of.

For An Additional Fee We Will Provide:

  • Meet with insurance agents, and oversee repairs during weather realated occurences..
  • Handle eviction process including: default letters, and court appearances when necessary. * The default letters are included in our monthly management fee*.
