Managing a property takes a great deal of work. From filling vacancies, collecting rent, keeping up with maintenance and repairs, and dealing with potential issues it takes tremendous attention to detail to make sure that no steps are skipped along the way. About Management:
What does it cost?
Management fees are a percentage of the monthly rent. This percentage is dependent on the value of the property. Our minimum management fee is $95. We don't believe in surprises and we know that management agreements can be long and confusing for some. Because of this we provide you with our schedule of fees which lists all possible charges affiliated with management. No surprises and no charges hidden in fine print! Must my property be up to code?
Many individuals are not aware of safety requirements under Texas Property Code.  Before we can place a tenant in the property we do require that the home be in full compliance with Texas Property Code. In most cases this just means it must have door viewers or glass door on all exterior doors, keyless deadbolts on all exterior doors, smoke alarms in each room, and safety bars on sliding glass doors.  We have vendors that will check to ensure it is up to code and install any missing items prior to the home being leased. We will be able to tell you the approximate cost to bring the home to code once we walk the property.

Do you handle maintenance?
Yes! Tenants have access to a portal system that we monitor 24-7. We have trusted vendors on call and ready to make any needed repairs to your property. We will notify you if the repair will cost more than $500 unless it is an urgent situation. Once any repairs have been completed we will send you an email to make you aware. All vendors receive a 1099 and are insured as well as licensed in their trade when required by law.

What will I need to have to start management?
We provide you with a full checklist of needed items. The main things you need to collect are: mortgage and insurance information, keys, HOA documents, and basic property info.

Can't my Realtor or friend manage my property for me?
No. To comply with Texas State Laws you must be a brokerage to hold the funds of  managed properties. The Broker is responsible for holding security deposits and owner funds which cannot be comingled. An individual agent or unlicensed person may not manage a property (unless they are the owner).

About our Company:
What are your office hours?
Our office hours are from 8-4. However, we are not always in the office sitting at desks during that time as we are out on properties doing inspections or preparing listings during those hours as well. To properly manage a property you must physically see it from time to time and that does mean we are not always at our desk. If you can't reach us in the office please email or use our cell numbers. We are still always on call and check email and phone messages constantly.

Do you outsource your duties to other individuals, or will you be directly involved in all of the property management services?

We do not outsource any of the property management duties. We do, however, utilize subcontractors and vendors to handle the maintenance duties and other repair services. We only use trusted, insured, and licensed vendors and we do ensure repair work is done to our satisfaction and that of the owner.

What property management licenses do you have?
Our company is a fully licensed Brokerage with the Texas Real Estate Commission (lic. #523758). Our President is a licensed broker (#538130), and Vice President is licensed agent (#686766). We have been in business since 1976 and our family owned and operated business has worked almost exclusively in property management since the start. In addition our Vice President has completed additional TREC Continuing Education courses for Property Management and Investment Properties.
